A DSCR loan is an investor-focused mortgage that qualifies borrowers based on a property’s rental income rather than personal income or tax returns. In Louisiana, lenders compare rental income to the monthly housing payment (PITIA) to calculate the Debt Service Coverage Ratio—when the income covers the payment, the property may qualify.
Most DSCR lenders look for a minimum credit score of around 660 and a DSCR ratio of 1.00 or higher, which indicates that the property’s rental income is sufficient to cover the monthly housing payment. That said, some DSCR programs offer flexibility and may allow lower DSCR ratios—even below 1.00—when supported by compensating factors such as stronger borrower credit, additional cash reserves, or adjusted pricing.
